Your Tax Returns Don’t Tell the Whole Story – Non-QM mortgage loans Cornerstone First Mortgage · Non-QM Mortgage Insights Your Tax Returns Don’t Tell the Whole Story Why bank statement loans, 1099 mortgages and smarter income analysis are changing the conversation for self-employed homebuyers. By Adam DeSantis | Cornerstone First Mortgage Non-QM mortgage loans give self-employed buyers another way to qualify for a home. You may own a thriving business, earn good money, and have strong credit. You may even have plenty of cash in the bank. Yet your tax returns can make it hard to get a mortgage. That gap has always bothered me. Tax returns matter. So do sound lending rules. But one set of documents can’t tell every borrower’s full story. I recently joined Glenn and Casey Caplan of RE/MAX of Stuart on That Mortgage Show. We talked about rates, nervous buyers, and the Florida market. One question kept coming up: Have we looked at every sound way to finance this home? The world changed. Mortgage lending needs more than one playbook. Florida has no shortage of business owners, contractors, and consultants. Many earn a great living. But their pay may change from month to month. It doesn’t arrive in the same neat paycheck every two weeks. For many self-employed buyers, a standard mortgage relies on tax returns. That’s a useful test. But valid business write-offs can lower the income shown on those returns. A profitable business can look weaker on paper than it does in real life. Of course, sales are not take-home pay. And not every bank deposit counts as income. We still need to check the numbers. We just shouldn’t stop asking questions when a tax return tells only part of the story. Bank statement loans: a different way to show income Bank statement loans are one type of Non-QM mortgage loans. For some self-employed buyers, these programs use bank deposits to help measure income. They don’t rely only on the usual tax-return formula. A lender may review 12 or 24 months of bank statements. We look for eligible deposits and steady income. We also account for business costs. Transfers, loans, and deposits counted twice don’t become income just because they show up in an account. At Cornerstone First Mortgage, that’s why we offer these options. I don’t want to tell a strong business owner ‘no’ before we’ve looked at the right facts. Our AI-powered bank statement analysis Here’s where the process gets better. At Cornerstone First Mortgage, we use an AI tool trained on our lending guidelines. It reads bank statements and helps us estimate qualifying income. For eligible files, the tool is designed to run in under five minutes. It helps sort deposits, apply program rules, and cut down on manual math errors. That gets us to the question that matters: What can this buyer afford, and which loan makes sense? AI doesn’t approve the loan. Our team checks the results, reviews the documents, and studies the full file. The lender still has to underwrite the loan. The goal is simple: faster answers, fewer surprises, and a stronger basis for a preapproval. 1099 mortgages: an overlooked opportunity Some Non-QM mortgage loans also offer a path for people paid on a 1099. I remember one of my first 1099 loans. We had spent years asking clients for pay stubs and forms that didn’t fit the way they worked. This loan gave the right borrower a much clearer path. A 1099 program may use eligible 1099 earnings to help calculate income. The lender may also apply an expense factor. The rules vary. Credit, cash reserves, income history, and down payment still matter. So if you’re a contractor or consultant, don’t treat one mortgage denial as the final answer. It may be time to ask better questions. Non-QM mortgage loans: another tool in the toolbox I don’t push Non-QM loans on everyone. If a conventional, FHA, VA, or jumbo loan is the better choice, we’ll start there. The right loan is the one that fits your finances and your plans. Still, bank statement loans, 1099 programs, and DSCR loans for investors belong in the conversation. They can have higher rates, larger down payments, or different rules. We need to weigh those costs against the benefits. No hiding the trade-offs. The lowest rate on a billboard means little if you can’t qualify for it. A good mortgage strategy has to work in the real world. Rates change. A good plan still matters. We also talked about seller credits, rate buydowns, and adjustable-rate mortgages (ARMs). Each tool has a place. None is a cure-all. Take a seller-funded 2-1 buydown. It can lower the buyer’s payment for the first two years. But the loan’s note rate stays the same. In most cases, the buyer must qualify at that full rate. An ARM can start with a different rate, but the payment may rise later. And you can’t count on a refinance to save the day. I’m not saying everyone should buy right now. I’m saying that waiting for the perfect market isn’t much of a plan. Know your choices. Then make a smart move. Agents: don’t rule buyers out too soon Agents, please don’t rule out a buyer just because they’re self-employed. The same goes for a buyer with 1099 income, large business write-offs, or a past denial. Non-QM mortgage loans may give us another option to review. You don’t need to know every lending guideline. That’s my job. Bring me the scenario. We’ll find the friction and work through it. Sometimes we find a loan. Sometimes we find a better plan for six months from now. Either way, your buyer gets a real answer. At Cornerstone First Mortgage, that’s why we offer these options. I don’t want to tell a strong business owner ‘no’ before we’ve looked at the right facts. Frequently asked questions Can I get a mortgage using bank statements instead of tax returns? Potentially. Certain Non-QM programs evaluate eligible deposits and expenses from bank statements. Approval depends on the full borrower profile and program guidelines. Can I qualify for a mortgage with 1099 income? Some lenders offer 1099-based Non-QM programs for eligible independent contractors. Income history, expense calculations, credit, assets, and down payment requirements vary. Does an AI bank statement analysis mean I am approved? No. AI helps calculate preliminary qualifying income. A preapproval and final loan approval require review of the borrower's complete financial picture, documentation, and applicable underwriting conditions.
